Education – We may be trying to buy a home in a highly-competitive market…or a market with a surplus of homes. These two markets take two different approaches. I am a firm believer in education and preparation. I will give you the inside scoop on what it takes to be ready in today’s market.
Start Building Your Team – Your success team consists of me, your lender, inspector, title, escrow, and eventually, even the seller and the listing agent. Begin by recruiting a lender that is right for you, your buying situation, and who can see the loan through to closing. I have some tips for effective meetings with a lender.
Shopping Strategy – If we are in a fast market, I don’t want you waiting until an open house to view a home if the offers are due the next day. We need to be proactive and see viable homes as soon as they come on the market. You need to have your pre-approval ready, your earnest money funds ready, and an inspector lined up. I want you ready to start the wheels of an offer turning within five minutes of walking into a house if it is the right one if that is what it takes.
Understand the Whole Offer – Of course, we will discuss offer strategy and the details so you are comfortable and completely understand the ins and outs of the contract. I have documents that go through the details if you would like to review on your own or we can go through it together. I will prepare a detailed CMA (comparative market analysis) to help you determine an offer price that is right for you and your goals. Note, the final negotiated price may not be the final negotiated price depending on what contingencies we include. The inspection and appraisal processes may cause this to be renegotiated.
Negotiations – This process usually makes all parties nervous, but when I negotiate, it is all about problem-solving for both parties. Things that are important to you may not be as important to the seller. It is that give and takes that help both sides get what they want in order to move forward in good spirits. Closing – The last 3-5 days will include a flurry of activity – final walk through, signing, and making sure all our “i”s are dotted and “t”s crossed. I will be with you every step of the way and am always available if you have questions – now and after the sale!
